Where further guidance relating to a specific development plan document (DPD) is required, it may be necessary to produce a supplementary planning document (SPD). SPDs may cover a range of issues, both thematic (for example affordable housing) and site specific (such as the delivery of Town Centre North). The primary function of the SPD is to expand upon, and provide further clarity to specific policies set out within DPDs.
SPDs will reflect national and regional policies, as well as those set out within DPDs such as the Core Strategy, and will be clearly cross-referenced to the relevant DPD policy that the document supplements.
Each of the council’s adopted supplementary planning documents can be viewed by following the links below.
Manor Royal SPD
Manor Royal is a vital economic hub for the region and in a bid to drive it forward the council is developing a draft Design Guide and Public Realm Strategy , helping to make the area more attractive to businesses, their staff and clients. The Supplementary Planning Document (SPD) will mainly be used when new developments are proposed and will set design guidelines covering landscaping, scale and mass and the outside appearance of buildings on ‘gateway’ sites. To make sure the guidelines are meeting expectations, the council wants to know what the public thinks of its plans and is seeking the views of businesses, developers, land owners, Manor Royal employees and town residents. If you would like to view or comment on the Manor Royal Design Guide and Public Realm Strategy, you can read more on the Manor Royal webpage.
The council has produced a number of development briefs and development principles documents. These are intended to encourage the development of identified sites in the borough, and assist landowners and developers in bringing forward proposals that will help to deliver the vision and objectives of the adopted Core Strategy.
Development Principles Statement
In June 2010 the council, in conjunction with local businesses published its vision for the Manor Royal Business District and created a Masterplan for how this area might develop in the future. The Masterplan seeks to create a sustainable, high quality business location that provides quality jobs for local residents. The Development Principle Statements (DPS) set out in detail the type of development the council is seeking to achieve on individual sites in order to deliver this ambitious vision.
