How an Application is Decided

Most planning decisions are made within eight weeks. Simple applications are often dealt with more quickly, whilst complicated ones can take longer.

Before the Decision

Once an application is received, it is checked to make sure the correct forms, ownership certificates, drawings, supporting information and documents have been submitted. If the application is complete it is registered and included in our online planning register .

Neighbours and any other relevant parties are notified of the application and invited to make comments. Consultation is not carried for Lawful Development Certificate applications as these are a determination of facts and not assessed against policies.

A Planning Officer will visit the site and carefully consider all information, including any comments, before writing a report recommending the application either for approval (with or without conditions) or refusal.

After the Decision

Once the decision has been made a decision notice is issued and anyone who has commented on an application will also be notified. All decisions are published in our online planning register .

There can be several outcomes to a planning decision:

In instances of non compliance with approved conditions or a refusal of a retrospective application the council may look to take enforcement action .
