Crawley Borough has been working with local business groups to help protect the employment function of Manor Royal. On 10 October 2016 the council made a non-immediate Article 4 Direction to remove permitted development rights which would otherwise allow the change of use of buildings from light industrial (Class B1c) to residential (Class C3) use without the requirement to obtain planning permission. The Article 4 is subject to a statutory consultation period which runs from 10 October 2016 until 16 January 2017. Find out more.
Manor Royal is already subject to two Article 4 Directions. These remove permitted development rights that had allowed buildings in office (Class B1a) and storage & distribution (Class B8 ) uses to change to residential (Class C3) use through the prior approval process. The Directions came into force on 29 July 2016, and planning permission will be required where change of use from B1a or B8 to C3 is proposed.
Crawley Borough Council, Manor Royal Business Improvement District and Basepoint Business Centre are working together to fund and implement improvements to the cycle route that links Ifield Railway Station with Metcalf Way in Manor Royal Business District.
The project has come together following concerns raised by Crawley residents and businesses that the route isn’t well lit and that its surface is in a poor condition. It will involve the installation of new street lighting columns and improved street signage along the cycle route between Manor Royal and Ifield Station and the resurfacing of the stretch of path that links Langley Walk and Metcalf Way.
The street lighting has been specifically designed to light the cycle path without disturbing nearby properties. It will use micro luma lanterns, which are designed to ensure that light is directed down towards the cycle path, further reducing environmental impact. The lights will also make use of energy saving technology that will dim the lights between midnight and dawn.
The council has appointed two contractors to undertake the work. Colas will install the lights and Edburton will undertake the signage and resurfacing works. Work will start during the week commencing 24 April and is expected to take up to six weeks to complete.
